In August, we reported that Scape Australia launched a leasing campaign for an office project at 99 Franklin Street in the Melbourne CBD (artist's impression, right). Scape Australia was required to develop the commercial building as part of its permit to build a 48-level student accommodation complex next door (this site has previously been known in agency and planning circles as 97-105 Franklin Street). The Urbanest portfolio Urbanest listed its Australian portfolio in May via Savills UK. It includes 6805 beds across 14 assets: seven in Sydney, four in Melbourne, two in Adelaide and one in Brisbane. The oldest student accommodation complex (Brisbane) was built in 2010. The newest, on Swanston Street, at the top of the Melbourne CBD, opened this year. Units range from studios to twin share rooms and cluster apartments. They are managed via nomination agreements and partnerships including with eight Australian universities. It is estimated the portfolio returns close to $100 million in annual rent.

Scape and Scape Australia Established in 2008, Scape opened its first facility in London's Mile End (pictured, top) in 2012. Today it controls more than 18, 000 beds – in operation or development. It intends to create accommodation for 20, 000 beds in the US over the coming five years. Scape Australia was co-created in 2013 by Craig Carracher – a former Minter Ellison Legal partner and general counsel of Consolidated Press Holdings – with ex-investment banker Stephen Gaitanos. Mr Carracher said the company intends to work with the Urbanest team to expand in Australia and globally. "We are confident that the combination of our businesses and our people will offer the Australian education market the scale required to satisfy the growing demand from our students, universities and the broader education sector to support Australia's leading position in the global education market, " the executive added. Following its Urbanest acquisition, the group will control about 2500 rooms. Its development pipeline contains another 8000 dorms.
GSA Coral has a track record of over 10 years' of consistently-positive annual returns GSA Coral's Luxembourg regulated fund has a proven track record and invests into a range of established UK and international schemes and providers. By spreading investments across several underlying assets, the Fund removes single operator risk and can shift emphasis to developing geographic trends. There is a huge and still-growing demand for higher education globally fuelling the need for modern and convenient accommodation for students. Traditionally undersupplied, provision of available beds has struggled to keep up with demand from more consumer-minded students and it is this rising call for new housing that is creating unprecedented investment opportunities. GSA Coral has an unrivalled track record across all aspects of this sector gained through being at the heart of the market since 1991.

GSA is not simply in the student accommodation sector, we created it. Our reasons for so doing remain true today. What we learn as students and take away with us for the rest of our lives is much more than the course we are studying. It is an inter-meshed set of experiences, of which accommodation is an integral part. Probably our first home away from home, how we experience and react to that accommodation will be the cornerstone of the story of our student life. Therefore that accommodation needs to genuinely provide. It needs to be so much more than a checklist of requirements to be ticked off. Every aspect needs to be seriously considered, researched and implemented. That we are the oldest player in the sector proves our commitment to the long term; to achieve that requires a quality product that exceeds expectation and is valued by students and parents and is referred on. The combination of technology advances and low-cost airlines has led to a world that is ever shrinking, more joined up and more accessible.

Now students have the desire and ability to travel much further afield to study, often taking them thousands of miles away from everything that is familiar and comfortable. This further increases the importance of where and how they will be living. GSA operates in all the major university learning areas in the world. We respect that while all students share some common needs, different markets and cultures lead to differing requirements too. We use local teams who have the knowledge to identify and fulfil these specifics. Read More
